The $78 million projects at Texas A&M University-San Antonio campus consisted of three (3) separate buildings: the 168,000-square-foot Central Academic Building, the 23,000-square-foot Patriots Casa and the 17,000-square-foot Auditorium. The Central Academic Building is a four-story building that will include a central server room, bookstore, five (5) elevators, many class room and offices, conference rooms, private and common restroom facilities, a large food service dining room with kitchen, multiple laboratory spaces, media and audio rooms as well as a large mechanical yard attached to the building. The Patriots Casa is a three-story building for military support services and ROTC services.
Foster CM Group served as Quality Assurance/Construction Site Inspector for all three building projects. Our project duties consisted of: preparing RFQs/RFPs; negotiating and preparing architectural/engineering, construction, and third party contracts; preparing project materials for submission and/or approval by the TAMUS Board of Regents, Texas Higher Education Coordinating Board, and applicable campus administration personnel and organizations; ensuring contract documents are developed in accordance with applicable codes, design standards and master plan requirements and are in accordance with the approved program and project authorizations; ensuring project architect/engineer submits required design documents to appropriate authorities inside and outside of the TAMUS for approval; organizing and supporting design and construction meetings required to ensure all project deliverables are met; conducting design initiation meetings and pre-construction conferences, acting on behalf of OFPC as a project customer service representative to clients affiliated with assigned projects; acting as a liaison for the coordination of pre-construction and construction activities with the client; maintaining and reporting project budget and schedule conditions; submitting all project cost information to the OFPC Planning and Controls Division for inclusion in the System parametric cost database at the conclusion of the project; providing Quality Assurance through review the work of project team members to ensure compliance with construction contract requirements and design standards throughout all phases of the project including, but not limited to, daily or periodic inspections of site activities of contractor and third party consultants, interpretation of contract documents, approvals for payment, review of proposals for additional work or time, and verification of proper performance of all building systems and equipment; managing the closeout process from Substantial Completion through training, furnishing, certification of systems, commissioning, and financial closeout of contracts; and other duties, as assigned.
